Balancing Growth and Affordability in Sarasota

With the demand for housing continuing to far outpace supply, Sarasota is encouraging the development of much-needed new apartments in the area—while also keeping an eye on affordability. The Reserve at Bahia Vista is ready to address both needs.

NDC Construction is building the new community on the 6.09-acre site of the former Doctors Hospital. When the city approved the construction of 250 apartments, it was with the understanding that at least 25 would be designated affordable. The developer has elevated that number to 35 units, which benefits the rapidly growing area even more.

The new community will feature two four-story residential buildings connected via a pedestrian walkway. Amenities will include a pool, an outdoor space with a fire pit, a clubhouse, and a dog walk area. 

The existing 400-space parking structure will be renovated to accommodate 466 parking spaces, ensuring adequate parking for residents.
