As Bradenton continues to draw a huge influx of new residents, the demand for housing is outpacing supply. Recognizing this critical need, Manatee County launched a public-private partnership with NDC Construction and National Development of America, Inc. Nine20 Manatee brings a modern, 12-story apartment complex to downtown while also providing vital housing to the area’s essential workers. 

The project utilized NDC’s 360 Project Delivery approach, with the NDC family of companies managing every stage to ensure seamless coordination and consistent quality. NDC Development led initial planning and design, NDC Construction built the complex, and NDC Commercial Real Estate and NDC Asset Management now manage leasing and long-term property management.

Designed as a workforce housing community, the 137-unit building offers special incentives and discounts for those who serve the community. These professionals include firefighters, police officers, medical personnel, city and county employees, and teachers.

Located just blocks from the Manatee River, NDC Construction built the complex on the former site of the public defender’s office, which had sat empty since 2007.

The building features modern apartments, each equipped with the latest amenities. In addition to 5,000 square feet of retail space on the ground floor, residents have access to a rooftop kitchen and communal space with panoramic views, a business center, a fitness and yoga studio, a dog park, and EV charging stations. 

The building also underwent rigorous design testing to ensure its resilience against hurricane-force winds, providing safe homes to the community.
